Application Process

From the Search Rentals page, find the property you would like to rent and click 'Apply Now'.

WHO SHOULD APPLY?

All people who will be living at the property over the age of 18 must submit their own individual application.

Co-signers, if needed, must submit their own individual applications as well.

WHAT YOU'LL NEED

Have your ID, proof of income, and past rental history available, as well as $50 for the application fee.

HOW LONG DOES IT TAKE?

Once we receive completed applications from all applicants, it typically takes us 5 to 7 business days to process.

We will communicate via text and email, so please keep an eye out!

Once Your Application is APPROVED ✔

DOWNLOAD APPFOLIO

You will receive an email inviting you to activate your Appfolio portal. Appfolio is an app where you can sign lease documents, pay rent, and more.

DIGITAL SIGNING

Lease documents will be sent to all tenants through Appfolio for digital signature. The property is not considered rented until the lease is fully signed by ALL parties.

PAY MOVE-IN COSTS

After signing your lease, you will be able to pay all move-in fees through Appfolio, as well as view due dates for those fees.

Why Your Application Might Be DENIED

DENIAL EMAIL

If your application is denied, a letter outlining the reason will be posted to your Appfolio portal and emailed to you.

REASONS FOR DENIAL

Reasons for denial may include, but are not limited to:


  • Income less than 3x monthly rent
  • Poor or no credit (less than 600)
  • Poor reference from prior landlord
  • Unacceptable background check
  • Prior eviction or felony conviction

CO-SIGNER OR PREPAYMENT

If you do not meet our income or credit requirements, you still may be able to obtain conditional approval.


  • A qualified co-signer can submit an application on your behalf
  • Rent can be prepaid for the full lease term to waive the income requirement


Ask the property manager if you can be conditionally approved with either of the above options.
